Mixed-use pieces supporting a master plan in North Carolina fall into place

On September 7, Carolina Commercial Contractors, in collaboration with Lee Moore Capital Company, broke ground  on Medley Northwood Landing, a 312-unit garden apartment community in Pittsboro, N.C.

The 92-acre Northwood Landing is also home to a 62,000-sf shopping center anchored by a 44,000-sf Lowes Foods supermarket. The shopping center, which opened last June, has 10 outparcels for commercial and retail use, five of which have been leased by tenants that include national brands Dunkin’ and Zaxby’s.

Northwood Landing is across U.S. 501 from MOSAIC, a 44-acre $180 million entertainment and lifestyle destination that is also a gateway to the 8,500-acre Chatham Park master-planned community that is slated to have 22,000 homes and 22 million sf of constructed space. Chatham Park, which began construction in 2014 with the UNC Medical office building, is projected to be completed by 2040. (Preston Development Company, Chatham Park’s developer, also controls 1,000 adjacent acres that could be used for future expansion.)

Currently, Chatham Park has homes for sale in MOSAIC (condos and apartments), and in Vineyards, where 11 single-family and townhome builders are actively selling houses. A third community under development, called Encore, will be Chatham Park’s first active-adult-targeted neighborhood.

Combined with Northwood Landing, MOSAIC, and Penguin Place (another three-building 14,000-sf retail and restaurant space that debuted in 2017), Chatham Park will have 2 million sf of commercial area.

A growing market in need of housing

Two 36-apartment buildings at Medley are under construction and scheduled for completion by next spring. When Medley is built out, it will include 112 one-bedroom, 165 two-bedroom, and 36 three-bedroom apartments. Among its amenities are include garage parking, a pool pavilion with sundeck, a fitness center, golf simulator, and onsite staff and maintenance.

Along with Carolina Commercial Contractors, the Building Team for Medley has included CE Group (civil engineering), Sanford Contractors (horizontal construction), and Finley Design PA. Medley is being built in Chatham County, near the Raleigh-Durham metroplex, one of the fastest-growing counties in North Carolina. 

Of the 10 outparcels at Northwood Landing, three have been sold and are under development: Lot 5 (a 2,100-sf Dunkin’, a 4,849-sf First Health clinic, and 2,750-sf Haw River Veterinarian animal hospital); Lot 4 (a 3,162- ft, 72-seat Zaxby’s casual restaurant); and Lot 9 (Huby’s Car Wash).  Lot 3 also has a letter of intent to lease from Chase Bank, and a private school reportedly is considering renting one of the other lots. Several national retailers, quick-service restaurants, and service providers are looking at the balance of the sites.
