Former elementary school becomes modern office space in North Charleston

Construction has begun on Ten Mile on Rivers, a 23,000-sf adaptive reuse project in North Charleston.

The project takes a former elementary school built in phases in the 1950s and 1960s and transforms it into 60s-inspired leasable modern office spaces. The space includes 200-sf single executive offices, small- and medium-sized suites, and the ability to combine contiguous spaces up to 12,000 sf.

The overall design of the project incorporates a mid-century modern style with a refreshed facade that introduces new entry elements that infuse a modern design aesthetic in the plain brick building. The interior will feature light-filled spaces with pops of color and textures inspired by the 1960s.

The renovation also includes a new roof and full MEP replacement and the addition of a new 175-space parking lot, which will preserve the 27 grand oak trees that exist onsite. Construction is slated for completion in spring of 2021.

San Francisco unveils guidelines to streamline office-to-residential conversions

The San Francisco Department of Building Inspection announced a series of new building code guidelines clarifying adaptive reuse code provisions and exceptions for converting office-to-residential buildings. Developed in response to the Commercial to Residential Adaptive Reuse program established in July 2023, the guidelines aim to increase the viability of converting underutilized office buildings into housing by reducing regulatory barriers in specific zoning districts downtown.
