Coworking spaces gain ground in the Midwest

As the traditional office model shifts, coworking spaces are becoming an increasingly essential adaptation for firms and working professionals, according to a Yardi Matrix report.

Coworking spaces are experiencing rapid growth nationwide, driven by the changing nature of work and the need for flexible office solutions. That is, according to the March 2025 Matrix Office National Report by Yardi Matrix.

This expansion, marked by a significant increase in both the number of locations and total square footage, is particularly pronounced in the Southeast and Midwest regions. While the overall size of coworking spaces is decreasing, indicating a shift towards smaller, suburban locations, the sector's share of the total office market is steadily rising.

"Nationally, at the end of February 2025, Yardi Matrix tracked 7,814 coworking locations, up 25% year-over-year. Coworking totaled 140.1 million sf, a 15.2% increase year-over-year from the 121.6 million-sf total a year earlier. Moreover, coworking as a percent of total office space has increased to 2.0%, up 30 basis points year-over-year," the report states.
