Smith Consulting Architects, a San Diego architectural firm, announced that construction is under way for the 75,000-square-foot expansion of Flower Hill Promenade, located in Del Mar, Calif.
The 14-acre center, originally built in 1977, is one of San Diego's premier shopping and dining destinations, with a collection of 42 specialty shops and restaurants. The $22 million expansion includes a 75,000-square-foot, two-story retail/office building and a 397-car parking structure, along with parking and circulation improvements and new landscaping throughout.
Smith Consulting Architects is acting as production architect on the design-build team of general contractor Lusardi Construction Company of San Marcos, Calif. The Lusardi/Smith Consulting Architects proposal was selected by owner Protea Properties among those of ten competing teams based on schedule and cost projections and their proven retail reputations. USGBC: Wood-certification benchmarks fail to pass

The multifamily sector is showing signs of a real recovery, with nearly 22,000 new apartment units delivered to the market. Net absorption in the third quarter surged by 94,000 units, dropping the national vacancy rate from 7.8% to 7.1%, one of the largest quarterly drops on record, and rents increased for the second quarter in a row.

U.S Energy Secretary Chu announces $21 Million to improve energy use in commercial buildings
U.S. Energy Secretary Steven Chu announced that 24 projects are receiving a total of $21 million in technical assistance to dramatically reduce the energy used in their commercial buildings. This initiative will connect commercial building owners and operators with multidisciplinary teams including researchers at DOE's National Laboratories and private sector building experts. The teams will design, construct, measure, and test low-energy building plans, and will help accelerate the deployment of cost-effective energy-saving measures in commercial buildings across the United States.
