On a full-block site in Brooklyn, N.Y., The Riverie will comprise five interconnected buildings, including two towers at 37 and 20 stories. Lendlease, an Australia-based real estate and investment management group, and joint venture partner Aware Super, a wealth management firm in Australia, recently unveiled the project’s renderings.
According to Lendlease, the all-electric development will include the largest residential building powered by geothermal energy in New York. Compared with typical residential systems, the vertical closed-loop geothermal system will reduce annual carbon emissions from heating and cooling by 53%.
The 834-unit multifamily development will be located on the waterfront in Brooklyn’s Greenpoint neighborhood. Under the Affordable New York Housing Program, 30% of the development’s apartments are designated as affordable housing.
The design by Marvel features a new, 18,000-sf public waterfront esplanade, which will reestablish the neighborhood’s direct connection with the East River and help protect the site from flooding. With immediate access to India Street Pier, residents will have a five-minute commute to Midtown Manhattan by the NYC Ferry. The project also will provide about 13,000 sf of ground-floor retail space.
“From day one, we envisioned The Riverie as a thriving residential community with boundary-pushing sustainability features and a meaningful connection to the Greenpoint waterfront,” Meg Spriggs, managing director of development, Americas, Lendlease, said in a statement.
The Riverie’s amenities will include a coworking lounge with conference rooms and private call booths; fitness center with yoga studio, sauna, and locker rooms; resident lounge; demonstration kitchen; speakeasy; music room; podcast room; children’s playroom; pet-washing station; and bicycle storage. In addition to the public riverfront park, outdoor amenities will include a pool and fitness deck; barbecue stations; and open-air, landscaped courtyard.
The Riverie is targeting LEED Gold, Fitwel, ENERGY STAR, and WEDG certifications and will be net-zero operational upon completion. Ranging from studios to three-bedroom residences and townhomes, the units will start leasing this year.
