Commissioners in Miami-Dade County, Fla., recently voted to allow many single-family homeowners to rent out accessory dwelling units on their property.

Many homeowners will be allowed to rent out garages, separate quarters, or detached backyard apartments if they meet certain standards including for lot size and parking. According to the ordinance passed by the commissioners, the county is among the most rent-burdened metro areas in the country.

MANY COUNTY RESIDENTS OVERPAYING FOR HOUSING

Many residents pay more than 30% of their income on housing. As a result, there is significant demand for smaller, more affordable units, including from seniors wishing to age in place.

There is a growing movement in many localities to change local zoning laws to make it easier and cheaper for developers to build new housing. Some have included ADUs in the effort to spur more affordable housing options.
