Lakeshore Plaza, a green office building in Dos Lagos, earns LEED Core & Shell certification from U.S. Green Building Council, a first in California's Inland Empire

CORONA, Calif. – Jan. 19, 2009 - Lakeshore Plaza, a six-story Class A office building in the award-winning master-planned community of Dos Lagos, has received LEED green building certification from the U.S. Green Building Council, representatives announced Monday.

The upscale office project, built near the lakes at Dos Lagos and visible from Interstate 15, is the first Commercial Office LEED project in Riverside and San Bernardino counties to be certified under Core and Shell, according to the USGBC Inland Empire Chapter.

The LEED® (Leadership in Energy and Environmental Design) Green Building Rating System™ is a feature-oriented rating system that awards buildings points for satisfying specified green building criteria. The six major environmental categories of review include: sustainable sites, water efficiency, energy and atmosphere, materials and resources, indoor environmental quality and innovation and design. Certified, Silver, Gold and Platinum levels of LEED building certification are awarded based on the total number of points earned within each LEED category.

Lakeshore Plaza’s certification was awarded based on the project’s proximity to homes and services, public transit and open space. Other credits were awarded for its stormwater runoff controls, water-efficient landscaping, recycling facilities, use of regional materials, daylight views, green housekeeping, and optimized energy performance. As a former brownfield site, credits were also awarded based on it having been built on the site of a former silica mining operation. As part of the restoration of the land, extensive habitat restoration, and a habitat management plan were established to protect and promote wildlife and native plant species indigenous to the area.

The office tower is located within walking distance of upscale dining, shopping and entertainment facilities near the lakes at Dos Lagos. Three nearby golf courses provide exceptional recreational opportunities, and the complex is conveniently located within easy access to several major freeways. Totaling 155,000 square feet of leasable space with unparalleled amenities, Lakeshore Plaza is a project of Dos Lagos Office, LLC, a joint venture between Irvine-based Timberline Commercial Real Estate and SE Corporation, the master developer of the 543-acre Dos Lagos community.

“We are unique to have such extensive amenities, whereas competing buildings in the market don't,” said David Mudgett, principal of Timberline Commercial Real Estate. For leasing information, visit www.lakeshoreplaza.net or call Voit Commercial at 949-851-5100.

USGBC President and CEO Rick Fedrizzi praised the project for its sustainable design. “Building operations are nearly 40 percent of the solution to the global climate change challenge,” he said. “While climate change is a global problem, innovative projects like Lakeshore Plaza are addressing it through local solutions.”
