Dozens of luxury beachfront condos, hotels sinking faster than expected in Miami area

More research needed to determine potential of structural damage.

Dozens of luxury beachfront condos and hotels are sinking into the ground at greater-than-expected rates, according to a Miami Herald report.

Researchers at the University of Miami identified 35 buildings that have sunk by as much as three inches between 2016 and 2023. The findings could be a sign that rising sea levels are accelerating erosion of the limestone bedrock under South Florida.

If the sinking proves to happen unevenly, a process known as differential subsidence, significant damage to buildings can result. Researchers say more study is needed to determine if differential subsidence is occurring.

Stronger waves, heavier rainfalls, and more sunny-day flooding could further the erosion of underlying limestone which could destabilize the base of constructions. The impact of rising sea levels could also lead to the corrosion of the pillars supporting high-rises.
