KPF’s latest New York high-rise will stand as the tallest mixed-use building on Fifth Avenue

Designed by KPF and built by Suffolk Construction, the 88-story 520 Fifth Avenue tower includes 100 luxury residences and 25 full-floor offices with views of the NYC skyline.

In New York, 520 Fifth Avenue, a supertall tower, has recently topped out. When completed in 2026, the 1,002-foot tower will stand as the tallest mixed-use building on Fifth Avenue, according to the project’s developer, Rabina.

The 88-story building is designed by KPF and built by Suffolk Construction, with interior spaces by Charles & Co. With its tiered setbacks and grand arched windows, the tower’s design pays homage to New York’s 20th-century Beaux-Arts buildings. The use of terra cotta and enameled metal also emphasize the building’s modern aesthetic.

“520 Fifth Avenue’s design is a modern interpretation of the architecture of stepping towers that has given Midtown Manhattan its distinctive character since the adoption of the zoning laws of 1916,” James von Klemperer, KPF president and design principal, said in a statement.

As general contractor, Suffolk used advanced data analytics and other technology to plan and execute each phase of the project—from the initial 80-foot-deep bedrock excavation to the topping out.

520 Fifth Avenue’s 100 luxury residences range in size from one- to four-bedroom units. With ceiling heights up to 14 feet, the residences offer views of the New York City skyline, including the Empire State Building, as well as Bryant Park and Central Park. About 70% of the residential units have been sold since sales launched in April.

“Each residence is crafted to embody the finest level of modern living, with spacious layouts, high-end finishes, and carefully curated design elements,” according to the statement.

The building also will offer a private members’ club for hospitality, recreation, fitness, and wellness.

In addition to the residences, the mixed-use tower will include 25 full-floor luxury offices. Each office will feature ceilings over 12 feet high, expansive private terraces and loggias, and arched operable windows that allow for both natural light and air circulation. The full-floor office spaces range from 6,500 sf to 12,000 sf.
