Spring cleaning tips for modular space

Spring is finally here! At our headquarters in Baltimore, we can see and hear signs of spring. From flowers blooming to birds chirping, we are looking forward to warmer weather and longer days filled with sunshine. 

This time of year most of us are focused on getting our residential dwellings in tip-top shape for spring. However, it’s also a great time to get modular space prepped and ready for the shift to a new season. Here are a few best practices to help you conduct important spring-related maintenance on your modular units. 

1. Make sure you have proper site drainage around your modular unit. Winter conditions may have caused backups and blockages so make sure to remove any obstructions to drainage systems. Spring rains can be frequent and heavy at times and it’s critically important to clear drainage systems; not doing so could cause flooding.
2. Keep all gutters free of debris. Backed up gutters can cause damage.
3. Monitor for any settlement of the ground surface caused by winter conditions that could affect steps, ramps or the building itself. If you notice anything out of place, you may need to level the surface again.
4. Maintain the integrity of the exterior of the building. Check for any damage or leaks that may have occurred during the winter. Contact your supplier and let them know of any problems you find.
5. Ensure all lighting is working properly inside your unit. If a bulb is out or a fluorescent lights are flickering, install new ones.
6. Change the air conditioner filters. This should be done every 30 days to ensure optimal HVAC performance. 
7. Check and clean the evaporator coil and condenser coil as needed in your HVAC unit. Also be sure to monitor and fill HVAC refrigerant as needed. Please remember that air conditioning maintenance should be only be performed by trained and qualified HVAC technicians. Some modular providers offer HVAC maintenance plans, so follow up with your provider for more information.
