The Minneapolis/St. Paul Business Journal reports that Houston-based developer Hines is planning a seven-story wood-framed office building in Minneapolis’ North Loop that will respect the neighborhood’s historic warehouse district look.
Though some of the wood materials can be more expensive, Hines Director Bob Pfefferle told the Business Journal that a shorter construction timeline will help balance out the costs.
Unlike other wood-structure buildings in the neighborhood that were built out of massive logs, Hines’ development will use engineered wood from several layers of younger trees. The project is currently dubbed "T3" for the site’s three key elements: timber, transit, and technology.
The building will include a shared rooftop, bike repair and stoage facility, fitness center for tenants, and retail space.
