Coconut Grove’s newest mixed-use development springs from a converted parking garage

Terra says the development will be the first newly built office building in central Coconut Grove in over 20 years.

A new mixed-use development in Miami’s Coconut Grove neighborhood looks to take a 402-space parking garage and convert it into a mixed-use office building.

The project, which is being developed by Terra and Mayfair Real Estate Advisors, will create 75,000 sf of Class A office space, 20,000 sf of ground floor retail, and parking, according to Curbed Miami. The parking structure was purchased by Terra in January 2016 for $16 million.

Touzet Studio is designing the project, named Mary Street. The building will provide a lobby, public and office parking, a covered valet drop-off, electric car charging stations, bicycle stations, and storage.

Terra recently completed another Coconut Grove project, the Grove at Grand Bay, a luxury condominium project designed by Bjarke Ingels Group.
