Hotel Tioga, a traditional Renaissance-style structure originally built in 1928, has undergone an adaptive reuse project and has recently reopened as The Tioga, an apartment building with ground floor retail. 

The 73,670-sf building is located in downtown Merced, Calif., near several new cultural destinations. The mixed-use residential offering welcomes residents and visitors with a fully restored lobby marked by high ceilings, original plaster detailing, and a large skylight that fills the space with natural light.

The market-rate apartments are offered in studio, one-, and two-bedroom units. All units include washer-dryers, stone countertops, and views of the downtown. Amenities include food service, housekeeping, assigned parking, social work spaces, package lockers, bike storage, a fitness center, and space for a future brew pub and cafe.

“Adapted and renovated, the Hotel Tioga project has helped pull new, multimillion dollar investments to Merced’s downtown, alongside such major investments as the El Capitan, a Joie De Vivre Hotel and Mainzer theater renovations nearby, creating an ideal work-life community for diverse residents,” said project architect Steven Lee in a release.
